A salon suite operator may need to manage property occupancy and rent while each independent stylist runs a separate appointment book, client list and payment flow. Compare systems by handling both sides: lease onboarding and recurring rent for the property, plus renter-specific booking and payout boundaries. Do not assume salon appointment software also manages leases.

What the software costs—and where your margin can improve.
Start with the bill and one costly workflow. The comparison is straightforward: recurring software costs you can actually remove, minus the hosting, AI, integrations and upkeep a replacement needs. Time saved is a separate gain, and only becomes margin when the business can use it.

A focused tool · under your control
Pay for the parts this workflow needs.
One time: map the rules, build, test edge cases, move only the data needed and train the people who use it.
Each month: affordable hosting, coding-AI usage, any database or integrations, backups and maintenance. Price these for the actual application; a $0 or low hosting tier is not the total cost.
You control: the code repository, domain, data and service accounts. Someone on your side owns updates, access, recovery and support.
MarginVendor costs removed − the replacement’s full monthly operating cost.
Admin timeFirst target: Suite inventory and lease. Create one available suite, execute a fictional lease, change its start date and confirm the suite is no longer bookable.
Business valueDurable, documented margin can strengthen a business; buyers still assess risk and whether someone else can run the workflow.
The exact replacement cost depends on scope and usage. Bring your invoice and one frustrating task; we’ll map what can stay, what could be owned and the costs to verify.

Test the property and independent business separately
Use this synthetic example as a repeatable acceptance test. It is not a claim that any named vendor has been tested.
Create a fictional multi-suite property with two occupants and one vacant suite. Record each lease term and deposit.
Send one monthly rent charge, record a partial payment and a maintenance credit; reconcile the lease and operator ledger.
Book a stylist appointment and take payment to the renter’s account, then verify client records and payout remain separate from property operations.
Mark one tenant as moving out, close the lease, process deposit accounting and hold the suite until maintenance is complete.
Plan a controlled data move
Import suite inventory, lease documents and versions, tenant contacts, deposits, recurring rent schedules, balances, maintenance history, renter booking IDs and payout settings. Keep executed leases and payment receipts in a separately verified archive, and reconcile deposits and current occupancy before cutover.
Where a first build could stop
Software does not determine whether a renter is legally an independent contractor, whether a lease complies with local rules or how deposits must be handled. Obtain professional advice on leases, housing/commercial property, tax and worker-classification obligations.

For a one-chair business the subscription is small, and card processing is where most of the money goes. GlossGenius charges per location with unlimited staff, Booksy Biz is $29.99 plus $20 a month per extra team member, and Acuity Scheduling is $20 for one calendar. GlossGenius payroll is a $40 add-on you don't need if it's just you.
What to keep
If $28 a month gets you booking, payments and a page, the audit may well tell you to keep it. Taking cards is not something to rebuild.
What to verify

Some tools handle booth occupancy and rent, but many only manage appointments and client payments. Test landlord/tenant property records separately from each stylist’s book of business.
Who should own a booth renter’s client data?
Set that in written agreements and access rules. Test data export and permissions before launch so tenant client records and property ledgers do not become unintentionally shared.
How much does GlossGenius cost?
GlossGenius Standard is $28 a month per location, with unlimited team members and a custom booking website. Gold is $56 and Platinum is $168. Payroll is a $40 monthly add-on.
Does GlossGenius include a website?
Yes. The $28 Standard plan includes a custom booking website. It lives on GlossGenius, though, so if you leave the platform, the URL, your reviews and your client list stay behind.
Do booth renters need their own website?
Not always. If your booking platform gives you a page, that may be enough to start. The case for your own site is ownership: a domain you control stays yours when you change platforms or move suites.
Could software for suite-rental & mobile stylists work on your terms?
